Buying a home on one income can be difficult, though recent research suggests Sunderland remains one of the more affordable places to do it.

Research reported by The Northern Echo has named Sunderland as the most affordable city in England for single homebuyers, based on analysis from property website Zoopla.

The research compared the cost of one and two-bedroom homes with average earnings for a single person across different parts of the UK.

For Sunderland, the average property value used was £106,700, compared with average single-earner income of £28,600. This produced a house-price-to-income ratio of 3.7, the lowest of any English city included in the research.

That does not mean buying alone in Sunderland will be affordable for everyone.

It does show why someone buying on one income may have a different experience here compared with parts of the country where property prices are much further removed from local earnings.

What Does This Mean if You Are Buying Alone in Sunderland?

Being a single buyer means the mortgage generally needs to work from one income rather than two.

Lenders will look at how much you earn alongside your regular outgoings, debts and other financial commitments when deciding how much they may be prepared to lend.

The price of the property therefore matters considerably. A lower purchase price can reduce both the amount you need to borrow and the deposit required to reach a particular loan-to-value.

This is where Sunderland’s relative affordability can make a practical difference.

The Zoopla research was based on a 20% deposit, which would have been £21,300 on its average one or two-bedroom Sunderland property.

That is useful for comparing cities, though it should not be mistaken for the deposit every buyer would actually need.

You may only need a 5% deposit for some mortgage options, subject to your circumstances, the property and lender criteria.

Your Income Still Determines What You Can Afford

An affordable local housing market does not override mortgage affordability checks.

Two people earning the same salary could receive different borrowing figures because their circumstances are different.

Existing credit commitments, childcare costs, regular expenditure and the mortgage term can all affect affordability.

The property itself also makes a difference. Sunderland may perform well when average prices are compared nationally, though there is still a significant difference between buying a smaller flat and a larger family home.

This is something we regularly see when speaking to first time buyers in Sunderland.

The useful figure is not simply the average house price or an online borrowing multiple, it is how much you could realistically borrow based on your own circumstances.

Could a Smaller Deposit Still Get You Onto the Property Ladder?

Saving a deposit remains one of the biggest hurdles when buying alone because there is only one person contributing towards it.

A 20% deposit was used for the calculations behind the affordability research, though buyers do not necessarily have to save that much before considering a mortgage.

Some first time buyers may be able to purchase with a smaller deposit. Others receive a gifted deposit from family or use savings built up through a Lifetime ISA.

A larger deposit can still have advantages. Borrowing less reduces the loan-to-value of the mortgage and can potentially give you access to a wider range of products.

The important part is knowing what deposit you actually need for the property and mortgage you are considering, rather than assuming you need to reach the figure used in a national affordability study.

Sunderland’s Affordability Goes Beyond First Time Buyers

The figures are particularly interesting for people buying alone, though Sunderland’s comparatively low property prices are relevant to other buyers as well.

Zoopla’s wider house-price data from June 2026 placed Sunderland among the cheapest cities in the UK, with an average home value of £127,600 in that particular dataset.

Prices were still 3.3% higher than a year earlier.

For home movers, that can mean looking at what the equity built up in an existing property could provide towards the next deposit.

Someone moving from a more expensive part of the country may also find that their budget stretches differently in Sunderland, although the amount they can borrow will still depend on affordability and lender criteria.

Start With Your Own Buying Budget

Sunderland being named England’s most affordable city for single buyers is encouraging, particularly at a time when buying on one income can still be challenging.

The research itself also highlights why averages only tell part of the story.

Before deciding which properties are within reach, it makes sense to establish your deposit and how much you may realistically be able to borrow.
